Press Release
The Base Lauches at CBDRobina
11 November 2011
The
momentum of CBDRobina continues with the launch of The Base, the latest
addition to the burgeoning CBDRobina office market.
Robina
Projects Australia has continued the good news flow from Robina and unveiled plans
for The Base, which will deliver approximately 4,000 square metres of premium
commercial space on a 2,389 square metre site adjacent to The Rocket.
The
boutique development on Robina Town Centre Drive comprises four levels including
unique New York style lofts and street level medical opportunities, plus a
three level basement car park.
The
launch of The Base follows the recent strength of leasing in The Rocket, which last
week achieved the enviable milestone of 10,000 square metres of office space
committed.
RPA
General Manager Hylton Slater said RPA is a demand driven developer and with
only smaller spaces remaining for lease in The Rocket and Campus Alpha, the
time was ripe for the launch of RPA’s next premium office development.
“The
decision to move forward with the project comes as office vacancy in CBDRobina
dropped below seven percent earlier this year, comparing favourably on a
capital city basis,” he said.
“CBDRobina
is continuing to evolve and is capitalising on the flight to quality which has
seen many businesses opt to upgrade from B Grade to A Grade office space. The
Base will meet the strong demand that we are seeing for high quality A Grade space
in a city centre location.
“CBDRobina
is unique and its value drivers including accessibility, surrounding
infrastructure and work style amenity continue to attract a broad range of
professional businesses.
“With
limited space remaining at The Rocket and only one space remaining at Campus
Alpha, the timing is ideal to launch The Base.”
Designed
by Simon White from Rothe Lowman White, the contemporary architecture incorporates
extensive glazing to take advantage of the waterfront aspect and the latest in innovative
design features include ‘New York’ style lofts, a commanding double height
foyer and high speed lifts.
Mr
Slater said The Base will complement the bold styling of its iconic neighbour, The
Rocket, with a range of highly functional and flexible spaces available for
lease ranging from 112 square metres through to full floor plates in excess of
1,000 square metres.
Environmental
initiatives and benchmarks have influenced the design, with Five Star Green
Star Design and Five Star NABERS ratings targeted.
The
facade comprises energy efficient double glazing, designed to keep out heat and
glare whilst maximising daylight penetration into the office spaces and views
over the near water to the city skyline beyond.
Mr
Slater said that healthy, efficient work spaces improved productivity and the design
of The Base aims to capitalise on this, creating a highly inclusive and dynamic
working environment that will be attractive to creative firms at the cutting
edge of their industry.
“The
large number of leading businesses and Government departments based in
CBDRobina, together with strong supportive infrastructure such as Robina Hospital,
Skilled Stadium and Robina Town Centre have served to create Gold Coast City’s
most diverse and vibrant commercial precinct.
“This
new building will be situated in a highly exposed and easily accessible
location with ample staff and client parking as well as convenient public
transport including bus stops and Robina Train Station within walking distance.”
The
Base is in close proximity to the M1 Motorway, resulting in reduced drive times
for clients and staff and is just 300 metres from the recently expanded Robina
Town Centre shopping centre.
Leasing is being managed by Marcus Weld of Robina
Marketing Australia.
Construction of The Base is anticipated to commence
mid next year, with a 12 month construction period.
